Shoot Spec.

The demo shows one plan. This is the general form — 14 positions across eight room types, the list to forward to the seller, and the delivery spec the portals actually want rather than the one people guess at.

Positions by room

Camera positions and focal lengths by room type
RoomPositionsLensNote
Living / reception 2 24mm Opposite corners. One toward the window wall, one back at the focal wall.
Kitchen 2 20–28mm Along the run first, then back toward the light. 20mm earns its place only in a galley.
Main bedroom 2 24–35mm Bed and window together, then the view out at 35mm — the view is the product, not the room.
Second bedroom 2 24mm Include the door so scale is checkable. Small rooms are the ones buyers distrust.
Bathroom 1 24–28mm From the doorway is acceptable here and almost nowhere else. Mirrors decide the position.
Hall / landing 1 24mm Only if it connects rooms legibly. A photograph of a corridor sells nothing.
Exterior front 2 35mm Straight on and three-quarter. Longer than people expect, because a house is not improved by distortion.
Garden / rear 2 24–35mm One from the house looking out, one from the boundary looking back.

Forward this to the seller

  • Every light on, including lamps and extractor lights, and every blind fully open.
  • Cars off the driveway and off the frontage. Bins away, hose coiled, wheelie bins out of sight.
  • Worktops clear except one deliberate object. Fridge front bare — magnets read as clutter at listing size.
  • Toilet seats down, bathmats straight, towels matching and hung.
  • Pet bowls, litter trays and beds put away for the hour.
  • Beds made with the good linen. It is the single highest-return ten minutes in the house.
  • Personal photographs turned down or removed — a buyer should be able to imagine themselves there.

Delivery spec

Resolution
2048px on the long edge for portals, full-res files supplied alongside.
Aspect
3:2 for interiors. Portals crop to 4:3 — we frame with that crop in mind.
Format
JPEG, sRGB, quality 85. Portals recompress; sending 40MB TIFFs helps nobody.
Naming
Ordered 01–NN in the sequence a buyer should see them, not in the order they were shot.
First frame
Exterior front, or the best room if the exterior is weak. It is the thumbnail and it decides the click.
Turnaround
Next day before noon as standard. Same-day on request, booked in advance.

The order a buyer should see them

  1. Exterior front — the thumbnail. Everything else is downstream of this one.
  2. Main reception, best angle.
  3. Kitchen.
  4. Remaining reception rooms.
  5. Main bedroom, then remaining bedrooms largest first.
  6. Bathrooms.
  7. Garden and rear exterior.
  8. Floor plan last, where it is easy to find and easy to save.

Portal requirements change. Where a portal's current spec and this page disagree, the portal wins — send us the spec name and we will match it.
